At AZForeclosureList.com we believe in providing our clients with the tools they need to be successful. In keeping with these philosophies we offer our investors the most comprehensive membership program in Arizona for foreclosure and trustee sale acquisition.
Our membership is all encompassing and includes everything needed to bid at Arizona trustee auction, rehab and flip/rent.
With membership, AZForeclosureList.com provides you with:
- Access to our proprietary database of foreclosures.
- We run all title searches, confirm lien positions and verify there are no clouds on the title*.
- A representative bidding at the auctions for you. This service frees up your time so you can drive the properties you are most interested in purchasing, go to work, or spend time with your family.
- Investor discounts on title services of up to 30%.
- Access to hard money.
- Representation from our partner real estate company, if needed, for a full service touch
- Access to our sub-contractor list for repairs if you are doing the rehab work yourself.
This membership maximizes your time and minimizes your expenses so you can concentrate on picking the best homes for your investment strategy.
To join as a member, you will need fill out our membership form below and provide a certified $10,000 bidder deposit to be held in our trust account and used by AZForeclosureList.com for the purchase of your property.
If you wish to purchase multiple properties, you must provide a check for each property. This deposit is used as earnest money for the property you wish to purchase as required by the Trustee and Arizona statutes. The deposit is only used in the event that the investor is the successful bidder at the sale. These funds are fully-refundable per the terms and conditions of the bidder agreement except when said funds have been given to the trustee as earnest money. Upon successful bid, the investor MUST provide full balance by 5:00 PM the following business day. The investor will be notified immediately of the property purchase and payment instructions will be given for the balance. AZForeclosureList.com will deliver the balance due to the trustee as a benefit of membership, if requested.
The fee for our membership is a flat fee of $2500 per property acquired. You pay nothing if we are unsuccessful in acquiring property for you on your behalf.
